Pre-approval reviews your income, assets, credit, and buying goals before you make an offer. It clarifies your price range and shows sellers your financing has been reviewed. With complete documents, pre-approval is often completed within one to two business days, and most purchases close in roughly 21–30 days.
Rates, lender fees, and program guidelines vary from lender to lender, and even a small difference in rate or cost changes the total paid over the life of a loan. As an independent broker we shop that variation for you, instead of limiting you to one bank's offer.
Quotes are free with no obligation. Early options reviews commonly use a soft credit inquiry, which does not affect your score. A full application may require a hard inquiry later; your advisor will tell you before any credit review happens.
It depends on the program. FHA financing may allow scores from 580 with 3.5% down; conventional commonly starts around 620; VA guidelines can be more flexible for eligible borrowers. Higher scores generally improve pricing, but the full financial picture matters.
FHA loans commonly require 3.5% down; some conventional programs allow 3–5%; eligible VA and USDA borrowers may qualify with zero down. Down payment assistance programs may also be available for qualifying buyers in Texas.
